Melbourne is located in the heart of Florida’s Space Coast. The Space Coast is known for being the birthplace of space exploration and has developed into an area that supports some of the highest concentration of engineers, aerospace companies and high-tech manufacturing jobs in the country.

With the increase in U.S. defense spending and the emergence of the private space industry, companies like Northrop Grumman, Blue Origin, Lockheed Martin, SpaceX, and Embraer have started to expand their footprint and have selected Melbourne as an ideal location given the city’s low cost and business-friendly environment.

The expansion of these firms, among others, has bolstered the local economy and placed the Melbourne MSA in the top 10th percentile for total payrolls and real GDP growth since 2014, with 6% for both economic metrics.  The already strong economy coupled with more than 5,000 high tech and high-wage jobs, $1 billion in new investment, and 2 million SF of new facilities make Melbourne one of the most compelling growth markets in the US.

The Melbourne hotel market achieved 82% occupancy in 2016 and had the highest RevPAR growth of any market in the country.  In 2017, the market saw Year over Year gains in occupancy until August when Hurricane Irma struck. 2018 occupancy has already shown improvements to the levels achieved in the first part of 2017. With a demand CAGR of 3.6% from 2009 to 2017, the market has shown extreme resilience and has established a strong upward trend.

Any future hotel development in the area will require the construction of a new parking garage to meet zoning regulations; this will likely make other hotel projects unfeasible for the foreseeable future.

The EB-5 Regional Center Program is Set to Expire on September 30, 2018

On March 23, 2018, Congress passed, and President Trump signed, the Consolidated Appropriations Act 2018 which extended the EB-5 Regional Center Program under current rules through September 30, 2018. The current law allows the minimum investment amount to remain at USD $500,000 for projects located in Targeted Employment Areas (TEA).

Most recently, on June 19, 2018, the Senate Judiciary Committee held a full committee hearing about the EB-5 Investor Visa Program at the Dirksen Senate Office Building. Chairman Chuck Grassley presided with USCIS Director L. Francis Cissna as the sole witness. The EB-5 Regional Center Program is set to expire on September 30 of this year, and several members of the Committee want reforms enacted for continued reauthorization.

Among the proposed changes, which will affect all future EB-5 investors once the rules become effective, are new minimum investment amounts and targeted employment areas (TEA) definitions. (The new rule proposed $1,800,000 for a non-TEA and $1,350,000 for a TEA.)  The Department of Homeland Security can make changes through regulatory action before September even without new legislation but is not expected to.

Currently, no reform legislation is proposed in Congress and the September 30, 2018 deadline for the program looms. EB-5 investors are urged to invest and apply for EB-5 immigration benefits prior to the current expiration date of September 30, 2018, given the uncertainty of an extension.

Live In America EB-5 attends the EB5 Investors Magazine 2018 Los Angeles EB-5 Convention on July 23-24th, 2018

The Live In America EB-5 team attended the annual EB-5 convention hosted by EB5 Investors Magazine in Los Angeles, California on July 23rd and 24th.

Formed in 2012, EB5 Investors Magazine is an online portal, conference series, and magazine devoted to helping investors, developers & all EB-5 professionals.  EB5 Investors Magazine hosts EB-5 industry conferences domestically in various cities including Southern California, Las Vegas, and New York City, and internationally in cities such as Shanghai, Shenzhen, and Ho Chi Minh City. These conferences feature professional speakers who discuss a wide-range of EB-5 issues aimed to educate beginner and advanced level industry participants.

The event was held at the Westin Bonaventure in downtown Los Angeles.  Live In America EB-5 President, Adam Greene was a featured speaker at the event.

This two-day educational, networking event hosted a gathering of broker-dealers, developers, immigration and securities attorneys, migration agents, regional centers and other EB-5 program stakeholders.
